1515 Webster, the YWCA Building, is a 5-story plus lower-level historic landmark property situated at the corner of Webster and 15th Streets in the heart of downtown Oakland. Designed by Julia Morgan, the Property was built in 1915, as the first of 17 YWCA's designed by Morgan. The original early 20th century institutional design and build included a stunning 2-story atrium, theater, gymnasium, and a swimming pool. The vast majority of this original design is seen at the building today, and the Property underwent a seismic retrofit in 1995. The Building is currently 100% leased to two tenants: a charter school (Envision Academy) on the lower level through 3rd floors through July 31, 2025, and a premier co-living operator (Common Living) on the 4th and 5th floors through September 30, 2024. Each of these two components of the building were subdivided into separated parcels, enabling the possibility for either one sale, or two separate sales, to both owner-users and/or investors.
